Sale Ready Tips for Your Home
Here are a few tips on getting your home ready to sell. If you don’t have the time or money to do upgrades, there are a few things you can do to give a prospective Buyer a great first impression.
MAKE SURE YOUR HOME IS CLEAN & ODOR FREE
Buyers usually start developing an opinion of a property as soon as they walk through the front door, if not before. Make sure your home is clean and no strong odors are present. Perform a deep clean before you list your home. I do not recommend using any over-powering air fresheners, people will think you are trying to hide something. Pungent or musty smells of any kind will turn people off immediately.
DECLUTTER
De-cluttering is also very important. Remove as many things as you can from plain site as people walk around your home. Store unnecessary items in the attic, garage, a spare room or closet.
REMOVE PERSONAL PHOTOS
Take down all personal pictures and remove everything from the exterior refrigerator doors, such as photos, artwork, even an excessive amount of magnets. These things distract a Buyer from looking at the home. I have a clever tip to share from one of my customers. She did not want nail holes or picture hooks exposed on the walls, so she found “photographic art” in the pages of a travel magazine and put them in her picture frames and hung them back up on the wall. They looked fantastic, made a great-looking collage and I had no idea they had come out of a magazine!
LET THE SUN SHINE IN!
The last topic I want to mention is Lighting. Natural lighting is always best so uncover windows and sliding doors and let the sun shine in! Of course, make sure the glass is clean on the inside and out. If you don’t have natural light, then turn on lamps in each room. Lamps will make the space warm and inviting. Overhead fluorescent lights can be cold and unwelcoming, they are my least favourite lighting option
I hope these inexpensive suggestions are beneficial! Take it from me, I have been in thousands of homes over the years and no one wants to open a door to find a dark, dirty, smelly house. It decreases the value of the home and lowers the price a Buyer is willing to pay.
