Looking for inexpensive and quick ways to improve your townhome’s curb appeal and increase the asking price?

I recently went on a listing appointment to provide a market analysis and make recommendations for getting the property in Sale-Ready condition.

When I arrived, I found the exterior courtyard not maintained and full of items that would not make a good initial impression to a prospective Buyer.

This courtyard patio was in dire need of decluttering, cleaning and repair.

Here’s a few things you can do to get your place in tip-top shape!

  1. Remove and Relocate as many items as possible, such as toys, yard equipment, waste bins, dying plants, etc. When a Buyer walks into the courtyard, they should not see a messy area.
  2. Clean, Clean, Clean – pressure wash the concrete slab and fence, hose off dusty patio furniture, remove yard waste like dead tree branches and fallen leaves, remove any trash that may have accumulated around the patio.
  3. Repair and Paint the Fence as Needed – Depending on the type of material the fence is made of it might need a good cleaning to remove mildew or to prepare the surface before painting. The exterior fence should always be in good condition when the property is listed for sale. Not only for a Buyer’s first impression, but also for the Buyer’s home inspection and the community approval process. Sometimes a Homeowner’s Association will inspect the exterior of the property and require the Seller to correct any violations prior to approving a new owner.
  4. Add Pops of Color –  new pillows for the outdoor furniture in bright, bold shades; fresh mulch (red photographs beautifully), hang a WELCOME sign on the door… get creative but don’t overdo it! I do not recommend using door mats because they can trap dirt or moisture which will transfer to inside the home.

These simple suggestions will boost a townhome’s curb appeal and give a potential Buyer a positive first impression of the home, whether they are viewing the townhome online or in person.
